Heritage & History

A Ranch with Roots Since the 1800s

Before the first subdivision stake was driven, this land was the Goswick Ranch — a working cattle operation woven into the fabric of Yavapai County's ranching history. The Goswick family maintained deep roots in this territory, with family members documented in the 1930 Mayer census and the Mark Goswick Cattle Co. continuing operations in the area to this day.

The land sits within the historic Big Bug Mining District, where prospectors and ranchers shaped Arizona's frontier character from the 1860s onward. Street names throughout the subdivision honor this dual heritage: S Miners Pick Road, E Elizabeth Mine Road, and E Vaca Bonita Road all carry the stories of those who came before.

At 10450 E Vaca Bonita Road, the original Goswick Ranch headquarters buildings still stand — a tangible anchor to the 1800s ranching era that gave this community its name and its character.

1860s

Big Bug Mining District Established

Gold and silver discoveries attract prospectors to the Bradshaw Mountains. The region's mining heritage begins, shaping the landscape and naming conventions that persist today.

1880s–1930s

Goswick Family Establishes the Ranch

The Goswick family builds a working cattle operation in the Bradshaw foothills. Ranch headquarters are established along what is now Vaca Bonita Road. George Allen Goswick is recorded in the 1930 Mayer census.

1900s–1920s

Poland Road Mining Era

Poland Road — the main corridor to Goswick Ranch — witnesses the height of regional mining activity. The historic Poland Mine and mill operate nearby, with ore and workers traveling the same road that residents use today.

Modern Era

Subdivision Created

The historic Goswick Ranch is platted as a residential subdivision. Large minimum lot sizes preserve the ranching character of the land. The Goswick family name is preserved in the community's identity.

How the HOA Works

Goswick Ranch HOA is a self-managed association governed under the Arizona Planned Communities Act (ARS §§33-1801 through 33-1818). The Board of Directors is elected by community members and is responsible for maintaining private roads, enforcing CC&Rs, managing HOA finances, and representing the community's collective interests.

Annual Meetings

The Board holds at least one annual meeting, with 10–50 days advance notice to all owners. All meetings are open to members, who may record proceedings.

Financial Transparency

An annual financial audit is conducted at the end of each fiscal year. Owners may request copies of financial records and meeting minutes in accordance with ARS §33-1805.

Architectural Review

The Architectural Review Committee (ARC) reviews proposed improvements, additions, and new construction to ensure compatibility with community standards.
