Governing Documents

All Goswick Ranch owners are entitled to access governing documents at no charge. Arizona law (ARS §33-1805) requires the HOA to provide copies within 10 business days of request, at no more than $0.15 per page. Documents marked Request from Board may be obtained via the Contact page.

Architectural Review

ARC Application Process

The Architectural Review Committee (ARC) reviews proposed construction, improvements, and significant modifications to ensure compatibility with community standards. Per ARS §33-1817, ARC approval shall not unreasonably be withheld.

When ARC Approval is Required

  • New home construction
  • Major additions or exterior modifications
  • Outbuildings, barns, or accessory structures
  • Fencing (significant new installation)
  • Grading and significant site work
  • Any improvement that materially alters the exterior appearance of the property

Standard Response Time

The Board typically responds to ARC applications within 30 days. Check your CC&Rs — many provide for automatic approval if the Board does not respond within 30 days of a complete submission.

What to Include in Your ARC Submission

Property owner name, mailing address, parcel number, and contact information (phone and email).
Written description of the proposed improvement including scope, dimensions, and purpose. Be specific — vague submissions result in requests for clarification that delay the process.
A site plan showing the location of the proposed improvement relative to property lines, the existing home, and other structures. Does not need to be professionally drawn for minor improvements.
Description or samples of exterior materials and color palette to be used. Earth tones and materials compatible with the ranch setting are generally favored by the ARC.
Anticipated start and completion dates for the project.
If a Yavapai County building permit is required for the improvement, include a copy of the permit or permit application. County permits are required for most residential construction and significant improvements. Apply at citizenserve.com/yavapaiaz.

Submit Your ARC Application

Email or mail your complete ARC package to the Board of Directors. Contact information is on the Contact page. The Board will acknowledge receipt and notify you of the outcome in writing.

Spring 2026 — Board Notice

Annual Meeting — Date To Be Confirmed

The 2026 Annual Meeting date is pending Board confirmation. Per Arizona law (ARS §33-1804), all owners will receive 10–50 days advance written notice. All owners are encouraged to attend. Contact the Board with agenda items for consideration.

April 2026 — Safety

Fire Season Preparedness Reminder

Spring winds and dry conditions mark the beginning of fire season in the Bradshaw Mountains. All owners are encouraged to complete Zone 1 and Zone 2 defensible space maintenance before May. Free risk assessments available through Mayer Fire District: (928) 632-9534.

Entry to Goswick Ranch is managed via physical lockbox. All owners are reminded to ensure their access codes are current and to notify the Board of any gate malfunctions. Guests should be provided access codes in advance — do not prop the gate.

Open Range Law — Arizona

Arizona is an open range ("fence out") state. Property owners who wish to exclude livestock from their land are responsible for constructing legally compliant fencing. Goswick Ranch owners with unfenced property should be aware that livestock may legally pass through. Contact Yavapai County for fencing specifications.

All Yavapai County residents, including Goswick Ranch owners, participate in the Ready/Set/Go! evacuation framework. READY (ongoing): Maintain defensible space, build a go-kit, know your zone. SET (threat approaching): Voluntarily evacuate early, gather essentials, load vehicles. GO (imminent danger): Evacuate immediately without waiting for orders. Find your zone at protect.genasys.com. The primary evacuation route from Goswick Ranch is E Poland Rd → AZ-69.
