If you've spent your career in the Bay Area, in LA, in San Diego, or anywhere in between — and you've watched your property taxes, wildfire insurance, and state income tax climb in parallel with your home value — you already know you're solving for something different now.

Goswick Ranch is a private gated community in Arizona's Bradshaw Mountains. It is not a resort. There is no golf course, no lifestyle director, no managed amenities. There are 25–35 private parcels with a 9-acre minimum, horses and livestock permitted, a gated private road, and a self-managed volunteer board.

The HOA fee is $216 a year.

It's 74 miles from Phoenix Sky Harbor. It's 27 miles from Prescott. It's about 90 minutes from the California border if you're driving I-10. You can live here full-time, part-time, or hold it as an investment. There is no occupancy requirement.

State Income Tax

California's top rate of 13.3% is the highest in the United States. For a retiree drawing $100,000 in combined income, the difference between California's effective rate and Arizona's 2.5% flat rate can be $5,000–$10,000 per year — every year. Arizona also does not tax Social Security income.

What Your Equity Buys

California homeowners, especially in coastal markets, often carry $500,000 to $2 million or more in home equity. Land in Goswick Ranch has ranged from $275,000 for vacant 9-acre parcels to $750,000 for improved properties. This is not a downgrade — it's a different allocation of capital.

Numbers are estimates for general comparison. Consult a licensed real estate agent, tax advisor, and attorney before making any purchase decision.

The Land

The Outdoor Life Doesn't Stop at the State Line

Goswick Ranch borders Prescott National Forest. Hundreds of miles of maintained equestrian and hiking trails are accessible from the Poland Road corridor. Deer, elk, bears, and eagles are daily companions. Horses are explicitly allowed under the CC&Rs; cattle, goats, and other livestock are permitted per the Yavapai County Allowed Animal Chart.

At 4,400–6,000 feet, the climate runs spring wildflowers, 80s°F summers with dramatic monsoon storms, fall oak color, and winter days in the 40s–50s°F with the Milky Way overhead — Bortle Class 3–4 dark skies. Something most California property owners haven't seen from their own land in years.

Honest Assessment

Wildfire — The Honest Comparison

California buyers have earned the right to ask this question directly, and we'll answer it directly.

The Bradshaw Mountains are ponderosa pine and oak woodland. Wildfire risk exists. The area has had significant fires historically, as have most mountain regions in the American West.

Density Difference

9-acre minimum lots mean no adjacent suburban development. Low structural density is the single largest factor in reducing structure loss in wildland fire.

Insurance Market

Arizona's insurance market remains functional. Unlike parts of California where State Farm, Allstate, and other carriers have reduced or exited, Arizona homeowners can obtain standard fire insurance from multiple carriers.
